Description
It is a schematic design of a mixed-use complex as a preliminary study for a property feasibility assessment. The client wants to develop a piece of land in the middle of a growing suburban area. There are several universities and offices near the sites, so it is considered profitable to supply for residential need. To optimize the floor area ratio, I designed a high rise building with three towers and a joint podium that is used to accomodate commercial and leasure programs which also functions as the apartments facilities. To make the building massing not looking so massive, I divided the podium into many rectangular boxes and twisted it to make unique spaces between the intersections. Each tower also functions slightly different. The highest tower has double height as business loft tower, while the middle funcion as two and three bedroom apartment, and the shortest as studio apartment. These different in floor-to-floor height is intended to give a hierarchy while maintaining the highest permitted building height to optimize the floor area ratio.
